Professional, Accurate Appraisals.
Private Lender and Investor Home Appraisal
Sound lending and investment decisions start with knowing what a property is actually worth. Fairway Appraisal delivers independent, well-supported residential valuations so you can evaluate collateral, assess risk, and move forward with confidence — whether you're financing a single transaction or building a portfolio.
Evaluate residential collateral with market evidence
Private lending and real estate investment decisions benefit from a clear understanding of the property behind the transaction. An independent appraisal can help lenders and investors evaluate residential collateral, compare a proposed purchase with market evidence, and identify how property condition or planned improvements affect the valuation question.
Fairway Appraisal develops a scope appropriate to the intended use and property. A current as-is opinion of value answers a different question from a valuation subject to renovation or completion. Establishing that distinction at the beginning helps ensure the report addresses the decision you actually need to make.
Define the assignment before committing to a report
Provide the property address, intended users, financing requirements, and the valuation date. For renovation or construction projects, share plans, specifications, budgets, and the proposed condition at completion. For rented residential properties, available lease and occupancy information may also be relevant. The appraiser will determine what evidence and analysis the assignment requires.
An appraisal is not a home inspection, title review, or guarantee of repayment, appreciation, or investment performance. It is one part of a broader due-diligence process. If a lender will rely on the report, confirm its ordering and appraiser-acceptance requirements first; a report commissioned by an investor may not meet another party's requirements.
