PMI Removal Home Appraisal

If your home has gained value since you purchased it, you may no longer need to pay private mortgage insurance. A certified appraisal from Fairway Appraisal can establish whether your equity has crossed the threshold to remove PMI — potentially saving you hundreds or thousands of dollars a year.

Understand the appraisal's role in a PMI request

If your home has gained value or you have paid down your mortgage, you may be considering whether private mortgage insurance can be removed. An appraisal can provide evidence of current market value, but the decision belongs to your mortgage servicer and depends on your loan's rules. An increase in value alone does not automatically qualify a borrower for cancellation.

Private mortgage insurance generally relates to certain conventional loans. Requirements can differ based on the loan, payment history, seasoning, property improvements, and whether the servicer uses original or current value. FHA mortgage insurance and other loan-program charges follow different rules and should not be treated as interchangeable with conventional PMI.

Speak with your servicer before ordering

Ask your mortgage servicer whether you are eligible to request cancellation and what valuation process it accepts. Some servicers must order the appraisal themselves or use an approved provider. Ordering a report independently without checking first could leave you with a valuation the servicer cannot use.

If an independently ordered appraisal is acceptable, share the servicer's written requirements, property information, and records of significant improvements. Fairway Appraisal can discuss the appropriate assignment for the requested purpose. The report provides an opinion of value; it does not change your mortgage terms or guarantee removal of PMI. Your servicer must confirm the final eligibility and cancellation decision.
